Cashew Home Loan Promotion — Terms & Conditions

Introduction

These Terms and Conditions ("T&Cs") govern the "Cashew Home Loan Promotion" ("Promotion") offered by NMAKI SG Pte Ltd, the parent company of Cashew ("Cashew," "we," "us," or "our"). By participating in this Promotion, you agree to be bound by these T&Cs.

1. Promotion Period

This Promotion is valid from 4 September 2025 until 31 October 2025, unless otherwise extended, modified, or terminated at our absolute discretion.

2. Eligibility

To be eligible for the rewards under this Promotion, you must:

  • Successfully apply for a home loan for a property in Singapore through Cashew.
  • Receive an approval and accept the Letter of Offer from a participating financial institution ("Bank").
  • Clearly state "Cashew" or "Delux Mortgage Advisors" as the referrer on your official bank application form.
  • The application must be for a new home loan or refinancing from another bank. Repricing applications with your existing bank are not eligible.
  • The loan must not be for a DBS Treasures Home Loan.

3. The Rewards

A. Cash Reward (from Cashew)

The cash reward is tiered based on the final loan amount disbursed, as follows:

  • SGD 300,000 to 599,999: SGD 100 Cash Reward
  • SGD 600,000 to 999,999: SGD 200 Cash Reward
  • SGD 1,000,000 to 4,999,999: SGD 400 Cash Reward
  • SGD 5,000,000 to 9,999,999: SGD 1,500 Cash Reward
  • SGD 10,000,000 and above: SGD 3,500 Cash Reward

A minimum loan amount of SGD 300,000 is required to qualify for the Cash Reward. The Cash Reward will be disbursed to you via bank transfer within 1 to 2 months from the date of your acceptance of the Letter of Offer. You will be informed by a Cashew mortgage consultant regarding the disbursement process.

B. Legal Fee Subsidy / Rebate (from Participating Banks)

The Legal Fee Subsidy / Rebate is provided directly by participating banks and is subject to their terms and conditions, including a minimum loan amount.

The estimated subsidy/rebate ranges are:

  • HDB Properties: SGD 1,600 to SGD 2,000
  • Private Properties: SGD 1,800 to SGD 3,000

Your Cashew mortgage consultant will inform you of the applicable Legal Fee Subsidy / Rebate from the participating bank at the point of your application. Cashew is not a party to the terms of the Legal Fee Subsidy / Rebate offered by the banks. The availability and amount of this subsidy are subject to change at the bank's discretion and without prior notice. It is common practice for banks to offer such subsidies for refinancing to cover legal and valuation fees.

Be aware that many banks include a clawback clause in their contracts, requiring you to repay the legal fee subsidy if you redeem the loan in full within a specified period, typically three years.

4. Exclusions

  • Repricing of loans with your existing bank.
  • Applications for DBS Treasures Home Loan.
  • Applications where "Cashew" or "Delux Mortgage Advisors" is not clearly stated as the referrer on the bank's application form.
  • Loan applications that are not approved or where the Letter of Offer is not accepted.

5. General Conditions

  • This Promotion is not valid in conjunction with any other promotions, discounts, or offers from Cashew unless explicitly stated.
  • The rewards are non-transferable and not exchangeable for cash or other items.
  • The final loan amount used to determine the Cash Reward tier is the amount disbursed by the bank, as stated in the Letter of Offer.
  • In the event of any dispute, the decision of Cashew shall be final and binding.
  • Cashew reserves the right to amend, suspend, or terminate this Promotion and these T&Cs at any time without prior notice.
  • Cashew shall not be liable for any delays in the loan application process caused by the bank or any other third party.
  • If the bank claws back any fees paid to Cashew due to the cancellation or withdrawal of your loan, Cashew reserves the right to request a refund of the full value of the Cash Reward provided to you.

6. Personal Data Protection

By participating in this Promotion, you consent to Cashew (NMAKI SG Pte Ltd) collecting, using, and disclosing your personal data for the purposes of this Promotion, including verifying your eligibility and disbursing the Cash Reward. This is in accordance with the Personal Data Protection Act (PDPA) of Singapore.

7. Disclaimer

Cashew is an online mortgage brokerage platform and not a lender. All loan applications are subject to the approval and terms and conditions of the respective banks. Cashew provides advice and facilitates the application process but does not guarantee loan approval or the availability of any specific loan package or reward from a participating bank. The information provided regarding the Legal Fee Subsidy / Rebate is based on information from participating banks and is subject to change.

8. Governing Law and Jurisdiction

These T&Cs shall be governed by and construed in accordance with the laws of the Republic of Singapore. You agree to submit to the exclusive jurisdiction of the courts of Singapore.


A person who is not a party to these T&Cs has no right under the Contracts (Rights of Third Parties) Act (Cap. 53B) to enforce any of these T&Cs.
