  • Special first-timer packages with lower fees

What's your budget and preferred location?

Frequently Asked Questions

Find answers to common questions about our mortgage services and the home loan process.

What types of mortgages do you offer?

We help you compare all major mortgage types offered by the 16 banks in Singapore, including fixed-rate packages, floating-rate packages (typically pegged to SORA), and hybrid options. Whether you're buying a private property, an HDB flat, or refinancing an existing loan, we can guide you to the best-fit product.

Do you work for a specific bank?

No. Cashew is 100% independent. We work with all 16 mortgage banks in Singapore, but we are not tied to any of them. That means we have no incentive to promote one lender over another — our only goal is to find the best home loan for you.

How long does the mortgage approval process take?

If all documents are in order, most banks in Singapore provide approval-in-principle (AIP) within 1–3 working days. Final approval may take 1–2 weeks, depending on the complexity of your case and property type.

What credit score do I need to qualify for a mortgage?

Singapore does not use a universal credit score system like in some other countries. Instead, banks assess your creditworthiness using your CBS (Credit Bureau Singapore) report, income, existing debt obligations, and Total Debt Servicing Ratio (TDSR). Our advisors can help you assess your eligibility.

How much down payment will I need?

For HDB flats and private properties, the minimum down payment is typically 25% of the purchase price, with at least 5% paid in cash. The remaining can be paid via CPF savings or cash. The exact amount depends on factors like property type, loan tenure, and age.

Are there any fees or costs associated with using your service?

Cashew's service is completely free to you. We are paid a standard fee by the bank only when you take up a mortgage — and since we work with all banks and commissions are equal, there is no conflict of interest. We always recommend the best option for your needs.

How do I know if refinancing makes sense for me?

Refinancing could save you money if your current interest rate is higher than what's available now, or if you're reaching the end of a lock-in period. Use our refinance calculator to check potential savings or speak to an advisor for a personalised review.

Nearly 15,000 BTO flats and no SBF after October: how to weigh new versus resale

HDB is launching nearly 15,000 BTO flats across June and October 2026, with no Sale of Balance Flats exercise to follow. Buyers must choose between applying for a new flat or entering the resale market, with key financing differences including progressive loan drawdown for BTO versus immediate full financing for resale, plus clawback rates and longer MOPs for Prime and Plus flats. The right choice depends on how long you can wait and how much future flexibility you are willing to trade for a lower purchase price today.

HDB Lease Buyback Scheme: how the money actually flows before you see a cent

The HDB Lease Buyback Scheme does not pay out cash directly. Proceeds are first used to clear any outstanding loan, then to top up each owner's CPF Retirement Account to the prevailing retirement sum, with only the remaining balance paid as a cash bonus or additional monthly income. Households whose RA is already sufficient for retirement will see little benefit, as most proceeds re-enter CPF rather than reaching them as cash.

How to vet your property agent: what the CEA's updated register reveals

The CEA now makes it easier to check whether your property agent has a disciplinary record, with enforcement actions more visible on its public register as of June 2026. The most common offences involve due diligence failures, misleading advertising, and HDB eligibility errors, all of which can directly affect your purchase or financing. Before engaging an agent, confirm their registration and check their disciplinary history on the CEA website as one part of your broader due diligence.
