How the valuation works, how accurate it is, and what to do with your number.
How accurate is the Cashew home valuation?
The valuation is an indicative estimate from a machine-learning model trained on more than 27 years of Singapore transaction data. It is a strong reference point, but it is not a formal valuation by a licensed appraiser and a bank’s valuation for loan purposes may differ.
Is this an official bank valuation?
No. It is an indicative market estimate to help you plan. When you take a loan, the bank commissions its own valuation, and loan amounts are sized on the lower of the price or that valuation.
What data is used to value my home?
The model factors in location, floor level, built-in area and recent transactions. For HDB it also considers flat type, flat model, remaining lease and the HDB Resale Price Index.
Why might it differ from my bank’s valuation?
A bank’s valuation reflects the physical condition of the unit, any cash-over-valuation, and the bank’s own risk assessment, factors this indicative model does not capture.
Can I use it for both HDB and private property?
Yes. The tool values private non-landed property and HDB flats. Landed property is not covered in this version.
